What is the Deer Valley Club?
The Deer Valley Club is a private, member-owned club comprising
30 spacious townhomes and an elegant clubhouse. The Club has a ski-in,
ski-out location on the Homestake Ski Run in Silver Lake Village at
Deer Valley Resort. The Club has 14 two-bedroom townhomes, 12 three-bedroom
townhomes and 4 four-bedroom townhomes. Club amenities include a member
Club Room, restaurant, lounge, health club, outdoor spa, indoor spa,
steam room, sauna, heated outdoor pool and clothing/equipment storage
for each member. The Club offers complimentary airport and in-town shuttle
service.
How is ownership of the Club evidenced?
Each member owns a fee simple, undivided deeded interest
in all of the Club’s land, townhomes, clubhouse, amenities and
underground parking, free of any debt. Additionally the members have
an undivided interest in the Club’s furnishings and accessories.
Title to real estate is evidenced by a special warranty deed which is
recorded and clear title is guaranteed by a title insurance policy.
How many undivided deeded interests will be sold?
The Deer Valley Club will offer only 91 Club (two-bedroom)
Townhome Memberships, 78 Grand (three-bedroom) Townhome Memberships
and 26 Royal (four-bedroom) Townhome Memberships for a total of 195
Memberships. In addition, 35 Associate Memberships granting use of the
Club’s common areas will be offered. Associate Members will pay
annual dues that are applied to the Club’s general operating budget.
Is the Undivided Deeded Interest a form of timeshare?
No. Deer Valley Resort prohibits the sale of timeshares.
Timesharing typically involves the ownership of a specific week (or
weeks) in a specific unit. Undivided Deeded Interest provides ownership
of all lodging and facilities with the right to use anytime, subject
to reservation policies. It is similar to an equity golf country club
membership.
How often can the owner/member use the Club?
As often as they wish, subject to the Club’s reservation
policies. Each Family Membership can make up to 14 days of Planned Winter
Vacations and 14 days of Planned Summer Vacations – but, there
is no limit to the amount of use. The only usage constraint is use by
other memberships. If some members use the Club less than their available
time, others will be able to use it more. (The Lodging Reservation Policies

How does a member reserve Club lodging?
Deer Valley Club reservation policies allow members to
reserve vacations well in advance and also accommodates last-minute
getaway decisions. Family Members reserve 14 days of Planned Winter
Vacations in the fall and 14 days of Planned Summer Vacations in the

What if the number of members wishing to stay
at the Club exceeds the number of townhomes available?
The Deer Valley Club has been designed to equitably allocate
peak period reservations when demand for lodging may exceed supply.
A computerized rotating priority reservation system insures all members
will have equal access to peak-period lodging over the years. (The Lodging

of member use privileges.)
Which family members have Club privileges?
Spouses and dependent children under age 25 have full
membership privileges.
Do members have guest privileges?
Yes. Guests may lodge in the same townhome with the member
without a guest fee. Members may also invite Unaccompanied Guests to
use their confirmed Planned Vacation Periods without a guest fee. Planned
Vacation Periods are the only times Unaccompanied Guests may lodge at
the Club.
Is the Deer Valley Club open to the public?
When fully subscribed the Deer Valley Club will be operated
for the use, benefit and enjoyment of owner/members, their families
and guests only. Prior to full subscription, limited public use will
be permitted for marketing purposes.
Who manages the Deer Valley Club?
Deer Valley Lodging provides management services for the
Club. When the current management agreement expires, the Board of Trustees
may retain Deer Valley Lodging as the management company or engage a
different company.
Do owner/members pay annual fees?
Yes. The annual owner fees pay for the professional management
and operation of all of the Club facilities and amenities. Included
in these annual fees are funds for staff salaries, supplies, maintenance,
window washing, trash removal, legal/accounting, fuel, utilities,
property taxes, insurance, transportation and replacement and/or refurbishing
of Club facilities.
Do members pay housekeeping charges when they
stay at the Club?
Yes. A housekeeping check-out fee is charged for each
visit. Members and guests receive daily fresh towels, trash removal
and beds are made. Please see the Financial Information sheet for housekeeping

Can members use the Club facilities if they are
not staying overnight at the Club?
Yes. Members can use the Club amenities and common areas
when not staying overnight. (The Lodging Reservation Policies and Procedures

If all of the three-bedroom townhomes are reserved,
can a Grand Townhome member use a two-bedroom Club Townhome or a four-bedroom
Royal Townhome if one is available?
Yes. Members can reserve any of the other types of townhomes,
subject to availability, for a nightly fee with some restrictions. Please

Are Corporate Memberships available?
Yes. While not necessarily owned by a corporation, Corporate
Memberships allow more than one individual or family to have Club privileges.
How many persons can receive Club privileges with
a Corporate Membership?
The maximum number of Designated Club members per Corporate
Membership is as follows:
· Corporate Club Townhome Membership – two persons
· Corporate Grand Townhome Membership – three persons
· Corporate Royal Townhome Membership – four persons
Are these Corporate Memberships in addition to
the other 195 undivided deeded interests?
No. These are included in the 195 total and cannot exceed
20% of the total number of memberships.
Other than the number of persons receiving Club
privileges, what are the differences between a Family Membership and
a Corporate Membership?
Corporate memberships can reserve 21 days of Planned Vacation
periods (per Corporate Membership, not per person) in the winter and
21 days of Planned Vacation periods in the summer. However, only seven
days each season are confirmed for Corporate Members during the initial
Planned Vacation reservations period. The remaining 14 days are confirmed
after Family Members have reserved both of their Planned Vacation periods
each season. Each Corporate Member has Space Available reservation privileges.
Another difference is that Corporate Memberships cost more than Family
Memberships of the same category and the annual owner fees are 20% higher.

Can the family of the Corporate Members use Club
lodging and facilities?
Yes, Corporate Memberships include the spouse and children
under age 25 of each Designated Member.
Who establishes the dues and controls the affairs
of the Club?
A member-elected Board of Trustees establishes budgets
and dues on an annual basis.
What is included in the townhome furnishing and
accessory packages?
Each townhome is completely furnished and features General
Electric kitchen appliances. The accessory package includes kitchen
utensils, cookware, flatware and silverware. Please refer to the comprehensive

What type of fireplaces do the townhomes have?
Most living room fireplaces are wood burning with a gas
starter. Master bedroom fireplaces (where applicable) are gas burning
to conform with local building code requirements.
Are cable television and VCRs available?
Yes. There is cable television and a VCR in the living
room and the master bedroom of each townhome.
Can a Deer Valley Club Membership be resold?
Yes. Like any other form of real estate, the member’s
Undivided Deeded Interest can be sold or transferred by the member,
or sold by a licensed real estate agent through the multiple listing
service, subject to the Club’s Charter and Bylaws.
